Major Milestone for the Beech Housing Hill Project in Halifax

Over in Halifax, England, UK, a very different kind of story has just wrapped up. Esh Construction, working in collaboration with Together Housing, has marked the completion of the Beech Hill affordable housing project, following the demolition of three derelict tower blocks to make room for 106 new homes.

The finished homes cover a range of needs, mixing two-bedroom, three-bedroom, four-bedroom, and five-bedroom properties, expanding the footprint of Beech Housing in the region. Every single one carries an energy performance certificate with a rating of B, so energy efficiency was clearly a priority from day one, not an afterthought. On top of that, five homes are fully wheelchair accessible, which shows real attention to accessibility as well.

Technical Overcomes and Funding for Halifax Beech Housing Infrastructure

Simon Woodward, operations director at Esh Construction, called the work rewarding, saying that redeveloping this site to bring high-quality homes to the community came with its own set of challenges  mainly the topography of the land, since the lower site sat around 20m below the upper site. That gap called for serious remediation and enabling works, along with retaining systems that had to be installed before building could even begin, and the team is understandably proud of the final result.

This dual-phased redevelopment forms part of a wider initiative run by the Calderdale and Together Housing Investment Partnership, set up back in 2017 to tackle the housing crisis by delivering around 650 affordable homes across Calderdale over a five-year span running from 2018 to 2023. Funding for Beech Hill came from a wide mix of investment sources, including the Calderdale Council, Together Housing, and the Getting Building Fund channelled through the West Yorkshire Combined Authority.

Further backing came from government bodies including the Department for Levelling Up, Housing and Communities Estate Regeneration, Homes England, and the WYCA via the Leeds City Region Growth Deal. Looking ahead, Esh Construction already began the first phase of another affordable housing development in July, this time at Seaham Garden Village in County Durham.

Next Phase of Trafford Schemes Under Beech Housing Holdings

The third story takes us to Chester Road, where Beech Holdings is pushing ahead with blocks rising to 15 storeys and holding 360 apartments, on a plot right next to the developer’s own Westpoint scheme, pending approval from the council. Back in February, Beech Holdings applied to demolish the multistorey car park and filling station already on the site to clear the way for redevelopment, and seven months later the scheme has been developed further, ahead of the submission of a full planning application.

Expanding Co-Living and Local Community Transformation

Beyond the 360 homes themselves, the project would include underground parking tucked beneath a communal central green space, along with a gym and a residents lounge, creating a modern Beech Housing ecosystem. This marks Beech’s third project in the area: the developer already converted the 100,000 sq ft Westpoint office building, bought from Marcol back in 2016, into 317 co-living-style apartments, and it also runs Academy Apartments on Warwick Road.

Meeting Local Demand Through Sustainable Beech Housing Alternatives

Stephen Beech, chief executive of Beech Holdings, points out that this site neighbours two of the firm’s most successful residential buildings, both consistently running at 100% tenanted, which shows just how much high demand there is for quality homes in the area. He believes the proposals bring significant benefits for the site and its surroundings, turning a long-term vacant, derelict site into something high-quality and part of a highly sustainable Beech Housing scheme that will genuinely transform this section of Chester Road, while also having a positive impact on the character and appearance of the nearby Empress Conservation Area.

A planning application is expected by December, with Paul Butler Associates advising Beech on the proposals.
